Well, I no longer board, nor have I for about 4 years now. Mainly because I have too many horses to make boarding a feasible option, but also because I get really frustrated with people, LOL! Biz has some great points. Here are some more I'd suggest. Have a "barn vet" that the barn uses but don't make that vet a requirement. That way, if folks want to split farm calls for the yearly vacs, they can, but if they want to pay a different vet to come out, they can do that also. This can also work with farriers. ALWAYS put everything in writing. This covers your butt and the boarders. The more that is written, the less there is for misunderstanding/forgetting/changing when no one's listening, etc. In your contract, be sure to state your lien laws. If the owner owes you money, you have the right to keep their horses until they pay, or until the time allowed by law in your state in which you take possesion of the horses and can sell them. Check your insurance. You need to be sure that your liability insurance covers boarding horses. I'll warn you, this is HIGH. It's the highest insurance rate in the horse industry because of all the potential problems when you combine lots of horses and lots of people. Most homeowners policies will not cover it, and most business policies don't either. Farm Bureau is one of the few out there that do. Be honest and fair with everyone. Little groups form, and you will find people you like better than others, its only natural. But when dealing with them, do not let these favorites factor into business. Never take one persons word over another just because you like the first person better. That will erode the trust between you and everyone there, not just the persons involved.
